Concrete is the common choice on rural blocks because it lasts and won't float. Poly is lighter and cheaper to install but more prone to floating in wet ground.
Your soil decides the system, not your budget
This is the thing that surprises people, and it's worth understanding before you get quotes.
A conventional septic system relies on soil to finish treating effluent. That works where soil drains well. Sandy soil lets you use simple absorption trenches — the cheapest option. Clay soil often doesn't drain adequately, which forces you into an AWTS with irrigation instead.

Buying an unsewered property

Three things to establish before settlement:
- What is actually installed, and its age. Concrete tanks last decades. AWTS units have pumps, blowers and disinfection that do not.
- Whether it is approved and compliant. Ask for the approval to operate and, on an AWTS, the recent service reports. A system running without lodged reports is a compliance problem you would be buying.
- What capacity it was sized for. Household systems are generally sized to a bedroom count. Adding a granny flat or a fifth bedroom to a system sized for four commonly means upsizing the tank or installing a second system, not simply using the existing one harder.
One more thing worth checking rather than assuming: home insurance policies frequently treat on-site wastewater systems as excluded, or cover sudden damage such as a tree root crushing a tank while excluding gradual failure and council-ordered upgrades. Running costs are real and recurring

What a pump-out actually costs, and how often
The standard advice is every three to five years, and the honest answer is that it depends on four things: tank size, how many people live there, total water use, and what goes down the drain. A tank serving two people can run at the long end of that range. The same tank serving six will not.
Pricing tracks tank size and travel distance. A standard residential tank of 3,000 to 5,000 litres runs roughly $300 to $600, with the national average sitting around the middle of that. Remote and far-regional properties pay more because the truck has to get there, and in the more distant parts of the country pump-outs run appreciably higher again.
David, a horticulturist in regional NSW who maintains a three-acre property, has a 5,000 litre tank serving three adults pumped out roughly once every three years at about $350. That is a useful marker for the low-usage end: a modest household, careful about what enters the system, at the cheaper end of the price band.
Things that shorten the interval: a garbage disposal unit, which adds undigested food solids straight to the tank, fats and oils from the kitchen, and anything non-degradable going down a toilet. Grey water is a separate system and a separate decision
Grey water is wastewater from showers, baths, basins and the laundry, as distinct from what leaves the toilet. Diverting it away from the septic reduces the load on the system, extends the interval between pump-outs, and puts the water back into the garden. It is also its own project with its own approval pathway, and the costs span a much wider range than people expect.
There are three tiers, and they are genuinely different things:
- Diversion device — sends untreated grey water straight to subsurface irrigation. Installed, roughly $800 to $2,500, or $1,500 to $4,000 with a sub-mulch irrigation field. Untreated grey water must be used within about 24 hours, so this is irrigation, not storage.
- Gravity-fed system collecting bathroom and laundry grey water — roughly $1,200 to $2,800.
- Treatment system — treats and stores grey water so it can be held and, depending on the standard achieved and your council, used for toilet flushing or surface irrigation. Bucketing grey water needs no approval anywhere. One honest caveat on the economics. Mains water in Australian cities is cheap enough that a grey water treatment system rarely pays for itself in water savings alone.
