Insulation cost in Australia: ceiling, underfloor and walls

Installed insulation runs roughly $12–$45 per m² depending on where it goes. Using a real Newcastle quote — $1,686 in materials against $3,500 installed — here's what the DIY saving actually is, and the trap older houses spring on you.

What insulation costs in Australia

Insulation is priced per square metre, and the rate depends far more on where it goes than on the product itself. Ceiling is cheap because someone can stand up in the roof space. Worth doing before you size an air conditioner, too — an insulated house needs a smaller system, and our split system guide covers what that saves. Underfloor is dearer because they're on their back in a subfloor space. Walls in an existing house are dearest of all, because the wall is already closed.

Current Australian installed pricing, including materials and labour:

  • Ceiling batts — roughly $12 to $35 per m², with most jobs landing near $20. A standard three-bedroom ceiling typically runs $800 to $2,500 all up.
  • Underfloor — roughly $15 to $45 per m², or about $1,200 to $3,000 for a typical raised house.
  • Wall retrofit — roughly $18 to $50 per m², and commonly $1,500 to $4,000 for a house, depending entirely on access.

Materials on their own run about $8 to $16 per m² for standard glasswool batts, rising with R-value. That gap between material cost and installed cost is the whole DIY question, and it's worth looking at with real numbers rather than averages.

Where to spend first

If you're only doing one, do the ceiling. Heat moves up, roof access is usually easy, and it's the cheapest area per square metre to treat. Underfloor is the comfort upgrade you notice underfoot in winter. Walls in an existing house are the hardest to justify on cost alone.

A real underfloor quote: DIY against installed

Here are actual 2026 figures from a Newcastle homeowner pricing underfloor insulation for an older weatherboard house, covering a little over 100m² of floor.

Doing it himself — $1,686 in materials, delivered:

  • 18 packs of R2.5 underfloor batts, 5.8m² per pack — about 104m² of coverage — $1,180
  • Two boxes of subfloor retention straps, 250 per box — $238
  • Delivery — $115

Having it installed — around $3,500.

So the labour premium is roughly $1,800 to have someone else spend a weekend on their back under the house. At about $33 per m² installed, that quote sits squarely inside the national range, and the materials work out near $16 per m² — the top of the material band, because underfloor batts and the straps to hold them up cost more than plain ceiling batts.

Whether that $1,800 is worth paying depends on your subfloor. Good clearance and easy access, and it's a genuine weekend job. Low clearance, damp ground or a cramped perimeter, and you are buying your way out of something genuinely unpleasant.

The joist spacing trap in older houses

This is the detail that catches people out on underfloor, and no generic cost guide mentions it.

Insulation batts are manufactured to suit standard joist spacings — typically 430mm or 580mm centres. Modern construction sticks to those. Older housing stock frequently doesn't.

The Newcastle house above has joists at 460mm centres. That's an awkward number: too wide for the 430mm product, too narrow for the 580mm. The only workable answer is to buy the 580mm batts and trim every one down to fit, which means real waste, because you can't nest multiple pieces out of the offcuts.

Why not just cut two narrow pieces and butt them together? Because bulk insulation works by trapping still air, and a seam through the middle of a bay creates a path for air movement. Piecing batts together undermines the thing you're paying for. One properly fitted batt per bay, trimmed to width, is the way it's done.

Measure before you order

Get under the house and measure your actual joist centres before you buy anything. If they're non-standard, factor extra material into the budget for trim waste, and expect the job to take longer than the square-metre figure suggests.

Wall retrofit: the one that often doesn't stack up

Insulating the walls of an existing house is a different proposition, because the wall is already lined. Post-fill (or blow-in) insulation involves drilling access points and pumping loose material into each cavity, then making good.

The same Newcastle homeowner priced this and declined it. The figure that stopped him was roughly $1,500 per wall — which on a whole house adds up quickly for a benefit that is real but far less noticeable than ceiling or underfloor.

Where it does make sense is when the wall is open anyway. During that renovation, insulation went into the walls that were being re-plastered, because at that point the material is cheap and the labour is already happening. That's the rule worth remembering: insulate any wall you have open, and think twice about opening a wall purely to insulate it.

What doing it yourself actually involves

Underfloor and ceiling batts are legitimately DIY-able. Some practical points that decide whether it goes well:

Retention matters underfloor. Batts fitted between floor joists need mechanical support — straps, wire or mesh — or gravity wins and they sag out over time. That's why the quote above includes 500 straps. Insulation lying on the ground is doing nothing.

Gaps destroy performance disproportionately. A small percentage of uncovered area costs you far more than the same percentage of performance. Batts need to fill the bay edge to edge, with no compression and no shortcuts around obstructions.

Clearances around fittings are a fire issue. Downlights, flues and transformers have required clearances. Don't pack insulation against them.

Old insulation may need testing. In homes of a certain age, existing material can contain asbestos. If there's existing insulation you're planning to remove, get it identified before disturbing it — that's licensed work, not a DIY task.
